Six Questions Your Embassy Suites Franchise Financial Model Must Answer

We built this model using detailed research into upscale hotel operations to ensure the numbers reflect the reality of a high-end suite concept. Key assumptions like your $9.5 million starting room revenue and $1.2 million in event income are pre-populated but fully editable. This tool helps you see how a $6.5 million year-one EBITDA translates into long-term value for your portfolio.

Profitability Timeline

This unit hits its monthly break-even point almost immediately in January 2026, but true net profitability takes longer to stabilize due to the heavy debt service and depreciation typical of large hotel assets. With EBITDA growing from $6.55 million to $14.59 million by year five, the trajectory is strong once the ramp-up phase concludes. Here is the quick math: your room revenue is the engine, but event and F&B margins provide the fuel for growth.

Improve Profitability

  • Maximize high-margin event revenue
  • Optimize housekeeping staff ratios
  • Increase ancillary service capture
[dynamic_pic9]

Capital Allocation

To launch this unit in the US, you are looking at a total initial investment exceeding $64 million. The bulk of this is tied up in building construction ($42 million) and guestroom FF&E ($10.5 million). You also need to account for the $75,000 franchise fee and $2.2 million for HVAC systems. This is a heavy-lift hotel investment feasibility study that requires significant equity and debt financing to cover the pre-opening phase.

Major Uses

  • Building Construction: $42,000,000
  • Guestroom FF&E: $10,500,000
  • Public Area Furnishings: $2,800,000
  • HVAC and IT Systems: $4,100,000
[dynamic_pic10]

Investment Returns

The ROI analysis for premium hotel franchise investments shows an IRR of -0.72% over the first five years, which is common for massive capital projects that haven't reached full maturity. Payback occurs after year five, meaning this is a long-term asset play rather than a quick cash flip. Still, the steady climb in revenue to $30.2 million suggests significant enterprise value is being built for the long haul.

Investor Metrics

  • Internal Rate of Return: -0.72%
  • Return on Equity: -6.63%
  • Year 5 EBITDA: $14,594,000
[dynamic_pic11]

Break-Even Analysis

The monthly break-even point is reached in January 2026, the very first month of operation. This is driven by the high volume of room revenue ($9.5 million in year one) which quickly covers the $250,000 monthly facility lease and $155,000 general manager salary. The biggest lever here is occupancy; if your room nights drop, the high fixed costs like property insurance and taxes will squeeze your margins fast.

Break-Even Levers

  • Maintain high RevPAR levels
  • Control variable booking commissions
  • Manage seasonal utility spikes
[dynamic_pic12]

Cash Runway

The lowest cash point is projected at -$56.59 million in December 2026, reflecting the massive construction and setup costs before the hotel fully ramps up its cash-generating operations. You need a significant capital stack or construction loan to bridge this gap. What this estimate hides is the potential for construction delays, which would push that low point even further out and increase interest carry.

Protect Cash Flow

  • Phase FF&E installations
  • Negotiate construction progress payments
  • Tighten credit card processing fees
[dynamic_pic13]

Scenario Planning

In a High scenario where revenue exceeds the $17.8 million year-one target through better local marketing execution, your peak cash need decreases and your ROI improves significantly. A Low scenario, perhaps due to a dip in corporate tech travel, would delay your payback period and increase the pressure on your $300,000+ monthly fixed costs. Projecting revenue for business-focused hotel franchise units requires testing these sensitivities to ensure you have enough working capital.

Hit High Case

  • Secure corporate contract rates
  • Drive direct website bookings
  • Boost guest retention scores

Worth it if you're a figure/doll collector!
Color: A. Black Board & Black Brackets, Number Of Shelves: 4, Size: 16-inch, Color: A. Black Board & Black Brackets, Number Of Shelves: 4, Size: 16-inch
I ordered these shelves to display my figures and dolls, and I love the way they look! I ordered 2 sets of the 4 pack in black with black hardware. After looking at reviews, I took the jump and bought them and don't regret it! TL;DR: Listing is accurate, don't use the paper measurement thingy, quality is what you'd expect for the price, doesn't come pre-drilled, easy enough to put together, over all worth it if you're looking for smaller, decent quality, decent price shelves especially if you display figures or dolls. 1. Listing: They are accurate to the measurements! They're only 5.5 inches deep, so there isn't much (if at all) any room for layering. They do feel small, but the listing is accurate!! Mine are paired next to each other to create a "longer" shelf. DO NOT use the paper measurement thingy. Another review mentioned it was un-even, and after holding it to mine, yeah, it was off. I'd highly recommend a stud finder, small leveler, and a white gel pen or marker to mark where to drill if you do. 2. Assembling & Mounting: The shelves didn't come with pre-drilled holes for the mounting options because it was easy enough to screw into. I will warn you that the small screws only came with a singular extra, so be careful about losing them in case it's the same for you... I'd highly recommend doing this on a FLAT surface. I stood the shelves on the side that would be flat against the wall and set the brackets against it. I put one screw in on each side (both brackets have 1 screw to hold them where I want) then I laid it on its top and tightened and added the other screw. I may have done more work than needed, but none of mine are leaning forward or backward super far. I used the "load bearing" mount simply because I like the look but if you intend to put books, I would do the "no drop" design and possibly get some other L brackets for more support since books can get heavy. PLAN WHERE YOU WANT THE BRACKETS if you intend on doing the "load bearing" design or adding any more brackets. 4. Quality: I kind of expected the wood to be a bit thicker/more sturdy feeling, but upon realizing they didn't come pre-drilled, it made more sense. THEY CHIP AND SCRATCH EASILY. If you're like me and don't really care as long as you cant see/don't notice it, then this isn't any concern but they may come damaged cause some of our mail couriers aren't the best. If you stick them in the corner like I did, please be careful about it slipping! I accidentally dropped the second one from a 21-inch TV stand after adding brackets, and the corner chipped (yes, I measured). The hardware is standard screw quality, and the brackets could be better. After reading the broken bracket reviews plus the price, I honestly wasn't expecting much, but they aren't too bad! You can always replace them with another one you like! 5. Overall: I'd say these are worth the price and I see why "customers usually keep this item"! They were easy enough to mount, even if you aren't the handiest man out there. I'd definitely recommend these if you're looking to display anime figures or dolls like I do! They're nice for adding vertical space without sticking out of the wall too much! Definitely good for smaller spaces! I'm very happy with this product and will more than likely return to this listing if I want some decent and affordable shelving! Thank you for reading my review, Im usually hesitant to buy online so I hope it helps you decide if you wanna buy these shelves as well! (Also, in case anyone is wondering the layout, the longest shelf will be 1, the middle length will be 2, the shortest length will be 3. It's the last image of the review!)

Love these shelves! They are sturdy, easy to install, and perfect for organizing bathroom essentials. I used them above the toilet, and they fit perfectly in a small space. Pirate ship shelves bathroom - perfect!
Color: C. Rustic Brown Board & Black Brackets, Number Of Shelves: 4, Size: 16-inch, Color: C. Rustic Brown Board & Black Brackets, Number Of Shelves: 4, Size: 16-inch
Love these shelves! I ordered them to match my "pirate ship" bathroom theme. They are solid and the wood is finished on all sides. My husband had no issue installing them. The only thing he found odd was the 15/64 drill bit it recommended. That's an odd size. The shelves look great and hold all on my stuff really well!

Amazing little shelves
Color: G. Black Board & Gold Brackets, Number Of Shelves: 4, Size: 16-inch, Color: G. Black Board & Gold Brackets, Number Of Shelves: 4, Size: 16-inch
I love them! I use them in my nail room for clients and to hold my product. They are sturdy enough to put phones, keys, and their water bottles on. Being able to hang them in different ways is awesome for different aesthetics.4 different sizes. Easy to put together it came away with all the hardware you need. My only complaint is that the wood fills rough so not really able to dust them. I have to fix that
